Q1.What is the process for saving my property?
A1. If you are facing foreclosure and desire to save your property the first thing you MUST do is get educating. Find out the laws in your state as it relates to the foreclosure process. Who is your lender? What are the solutions that your lender offers and how will you qualify for those solutions with your lender? Finally, contact a foreclosure expert (someone who has more than 5 years of experience dealing with foreclosure) who can present your case to your lender on your behalf, speak with you about all of your options and be the mediator between you and your lender.
Q2. How soon will SYP contact my lender once I make an appointment with your organization for help?
A2. During your visit with one of our foreclosure experts our office will, contact your lender via telephone to notify them of the request and attempt to halt any foreclosure sale dates immediately, fax the requested information and submit your request to your lender via certified mail with 24 hours. You should receive an update within 5 days from your lender.
Q3. When I request for a loan modification, is my mortgage company required to lower my monthly payment?
A3. No, there is not a law that your lender must lower your rate or your monthly payment. However, we will submit a request to lower your rate and monthly payments based on your lenders qualifications; therefore you will have a 90% chance of approval for a loan modification when working directly with SYP.
Q4. My property is scheduled to be auctioned off within 21 days due to back taxes or liens. I do not have any money and I do not qualify for a loan to pay off the debt. Can you help me save my property?

Q5. I recently filed a bankruptcy in order to cancel a scheduled foreclosure sale on my property. After my mortgage began to increase I could no longer afford the payments for the bankruptcy, therefore, my bankruptcy is in the process of being dismissed. What can I expect to happen next?
A.5. SYP is not a law firm; however, you can expect your property to be further behind in payments. As a result, your lender will immediately begin to file a foreclosure against your property as soon as the bankruptcy is dismissed. Contact your lender for clarification and get the facts. The best time to request a loan modification is before your lender is notified of the dismissed bankruptcy.
